Understanding the Market – Your property value is directly related to the local market conditions. As with most commodities, supply and demand plays a huge part. If the market is balanced
, prices will be relatively stable and your home will likely sell in a reasonable time. In a buyer’s
market, there will be lots of competition from many other homes available for sale, and prices often drop as homes stay on the market much longer. In a seller’s
market, the prospective buyers outnumber available properties, and homes typically sell quickly, often at inflated prices. I will help you understand the current market conditions and how they may affect the pricing of your property.

Establishing a List Price – The importance of setting the correct list price cannot be overstated. Overpricing a house can eliminate it from the consideration set of potential buyers, allowing it to sit too long on the market. A "stale" listing makes prospective buyers wary of "hidden" problems that may not exist. Right-pricing a property is critical to success in selling. In addition to local market conditions, I’ll help you set a list price based on:

Market Comparables – current listings, recent sales and expired listings (not sold) of similar homes in your area

Location, neighbourhood and property size/usability

Style, condition, age and décor of home

Features and upgrades of home

Establishing a Marketing Plan – Once we’ve settled on a list price, the marketing can begin in earnest. All marketing costs are at the expense of myself and the Century 21 Twin County Realty Team. I will take interior and exterior photographs of your home, which will be posted along with the listing to the Multiple Listing Service (MLS), receiving over 1 million "hits" a month. It will also appear on other Internet real estate sites. In the week after listing, I will sponsor a "safari" of Century 21 agents through your home, to be followed by an open house exclusively for all area real estate agents. This ensures maximum exposure among the local agent network. Public open houses will be offered as required to bring through prospective buyers. To support this plan, we provide lawn and open house signs, as well as weekly newspaper advertising. I provide frequent feedback from all viewings so that any issues can be quickly addressed, and continually monitor changing market conditions for potential impact on pricing.

Reviewing Offers – I will personally review all offers with you to ensure that your interests are protected. While price is a critical component of each offer, conditions, inclusions and closing date can be equally important. I will ensure that offers conditional on inspections, financing or other property sales do not adversely affect the ongoing marketability of your home. Where a counter-offer is required, I will work with you to keep the negotiations active. Getting my clients the best deal possible is my ultimate goal.
